LonSeal Vinyl Flooring Cleaning and Maintenance

To maintain the lifespan of LonSeal Flooring, follow the recommended instructions for the flooring product listed in the technical manuals.

Maintenance on Flooring without a Finish

LonSeal recommends all unfinished flooring receive a finish. Failure to apply a finish will make maintaining the floor more difficult and impact the performance.

Initial Maintenance


  1. Ensure the installation has been done per the technical information. Always wait 48 hours after installation has been completed before beginning initial maintenance.
  2. Clean the flooring using a microfiber dust mop. If necessary, vacuum the floor to first pick up any large particles.
  3. Using a properly diluted neutral pH cleaner, scrub the floor with a blue scrubbing pad on a slow speed (175 – 300 RPM) rotary floor machine or auto-scrubber, vacuuming up any remaining cleaning solution.
  4. If necessary, use clean water and a clean microfiber mop pad to remove any remaining residue.
  5. Once the floor has fully dried, apply the finish, making sure to allow each coat of finish to fully dry before applying the next coat.
  6. Ensure the finish is fully dry before allowing any traffic on the floor.

Acrylic Finishes: It is recommended to apply a minimum of 2 – 4 coats for most products. For heavily embossed products and Lonfloor Vista, a minimum of 4 coats is recommended. For all white flooring, a minimum of 6 coats is recommended. For all fitness flooring, a minimum of 6 – 8 coats is recommended.

Urethane Finishes: Apply a minimum of 1 coat. Additional coats may be required as directed by the finish manufacturer, based upon the end use of the installation.

Routine/Daily Maintenance


  1. Remove all gross soiling (food, gum, residues, etc.). Take care if using a scraper or putty knife to avoid permanently damaging the surface of the flooring.
  2. Clean the flooring using a microfiber dust mop. If necessary, vacuum the floor to first pick up any large particles.
  3. Apply a properly diluted neutral cleaner to the surface using a microfiber wet mop pad.
  4. If necessary, use clean water and a clean microfiber mop pad to remove any remaining residue.


Periodic Maintenance


  1. Remove all gross soiling (food, gum, residues, etc.). Take care if using a scraper or putty knife to avoid permanently damaging the surface of the flooring.
  2. Clean the flooring using a microfiber dust mop. If necessary, vacuum the floor to first pick up any large particles.
  3. Using a properly diluted neutral pH cleaner, scrub the floor with a blue scrubbing pad on a slow speed (175 – 300 RPM) rotary floor machine or auto-scrubber, vacuuming up any remaining cleaning solution.
  4. If necessary, use clean water and a clean microfiber mop pad to remove any remaining residue.
  5. Allow the floor to fully dry.
  6. Apply additional coats of acrylic finish as needed, making sure to allow each coat of finish to fully dry before proceeding with the next coat. Lonseal recommends the addition of 1 – 2 coats, but more may be necessary depending on the condition of the floor and frequency of periodic cleaning.

TopSeal Coated Flooring Maintenance

TopSeal is a factory-applied urethane finish. Additional finished are not recommended.

  4. If necessary, use clean water and a clean microfiber mop pad to remove any remaining residue.

While field-applied urethane finishes should be compatible with Topseal, their application is not recommended except as a repair measure for damaged Topseal. Once a field-applied urethane finish has been applied, all warranties and support for the finish will be the responsibility of the finish manufacturer.

High Gloss Flooring Maintenance

  3. UUsing a properly diluted neutral pH cleaner, scrub the floor with a TASKI Contact Pad on a slow speed (175 – 300 RPM)rotary floor machine or auto-scrubber, vacuuming up any remaining cleaning solution.
  4. If necessary, use clean water and a clean microfiber mop pad to remove any remaining residue.

If intending to revitalize the gloss of the floor, substitute a spray buff for the neutral pH cleaner.
  4. If necessary, use clean water and a clean microfiber mop pad to remove any remaining residue.

Lonseal’s high gloss finish is not designed to be stripped from the flooring. Any attempt to strip this finish could result in permanent damage.

LonDeck Maintenance


Londeck is maintained using trisodium phosphate (TSP), and is intended to be left unfinished.

Routine Maintenance

  1. Prepare the area to be cleaned by covering furniture, glass, and aluminum items; relocating them if possible.
  2. For a mild solution, dilute 1/4 cup (59.1 mL) of TSP in 1 gallon (0.9 L) of warm water. For stronger solutions, use 1/2 –3/4 cup (118.3 – 177.4 mL).
  3. Apply the solution to the Londeck and scrub vigorously with a deck brush. If the area is large enough, a low-speed
    rotary machine or auto-scrubber equipped with scrubbing brushes may be used.
  4. Thoroughly rinse the area with clean water.

Chemicals found in asphalt, certain types of rubber, and food oils can permanently stain Londeck. Animal droppings may also contain berries that could stain Londeck and should be hosed off immediately. Londeck will oxidize very slightly over time.

Do not apply any type of dressing to Londeck such as Armor All®, waxes, or interior floor finish. This can cause Londeck to become very slick and unsafe, increase the frequency of maintenance, discolor over time, or attract soiling.

For installations of LonDeck in areas that receive snow, the following options are recommended:
  • Clear away the snow with a plastic snow shovel only. Metal shovels may result in accidental cutting or gouging of the LonFeck.
  • De-icing salts may be used, but should be thoroughly cleaned off as soon as the weather allows, following the Routine Maintenance instructions above.
